The Planning Commission reviewed a sketch plan from Del Ron Enterprises on Sept. 11, 2025 that proposes a lot-line adjustment between two parcels on Blooming Glen Road (TMP 12-14-65 and 12-14-65-2).
Under the proposal, an existing 39.97-acre parcel and an adjacent 4.10-acre parcel would be reconfigured to resulting lots of 33.91 acres and 10.16 acres. Applicant Richard Beres said the resubmission will adjust lot lines without changing total acreage. The plan notes an existing storage building on the smaller parcel and indicates the building’s association with adjacent structures may cross property boundaries.
Commission comments requested clarification on whether the modified 10.16-acre parcel is intended to be a building lot; if it is, sewage facilities testing and a Sewage Facilities Planning Module (postcard) may be required under PADEP policy. Staff asked that existing water-supply and sanitary-sewage facilities for the original parcel be shown on the plan and that the zoning-chart standards for lots above and below 10 acres be corrected. Street-improvement requirements along frontage were noted as applicable unless a waiver is requested.
The commission did not take a formal vote on the sketch plan; staff characterized the comments as cursory due to the limited information provided and advised additional comments will follow with a complete resubmission.
Next steps: Applicant to provide revised plan materials clarifying building locations, water and sewer facilities, and any waiver requests for roadway improvements; township staff will review a complete submission under the Subdivision and Land Development Ordinance.
