Donna Dunlap, the property owner who filed a Dunlap & Dunlap Lot Line Revision application, asked the Planning Commission on Jan. 7 to pull the application and not proceed with review at this meeting. Solicitor Ryan Thomas told the commission the DEP 'non-buildable' waiver language on the plan is standard procedural text required by the township's standard operating procedures and does not by itself change a lot's development profile.
Township Engineer Doug Regola explained that a parcel labeled 'non-buildable' could be rendered buildable if the owner demonstrates suitability for on-lot sewage testing; otherwise the non-buildable designation remains. Commission Chair Connie Mattei said applicants who withdraw must reapply and pay fees to return to the review queue.
The commission voted to accept the application as complete for procedural purposes and then tabled formal review after Ms. Dunlap declined to proceed. The commission noted that tabling is not an official final action and outlined the options for the applicant to reapply or provide sewage testing to change a lot's buildable status.
