The Salem Township Planning Commission met Feb. 4 at the municipal building in Greensburg and handled a slate of lot‑line and land‑development matters, repeatedly flagging incomplete paperwork and ownership questions.
Chair Connie Mattei presided over a meeting that recorded unanimous votes to approve the Jan. 7 minutes and to adjourn at 9:05 p.m. Several agenda items were tabled after applicants failed to provide required documentation or proper owner authorization. The commission amended the agenda and voted unanimously to table the Ross & Steel Lot Line Revision Plan after the property owner, John Steel, was not present and no notarized affidavit authorized Joseph Ross to act on his behalf.
The body accepted the Jeffrey L. Demary Lot Line Revision Plan as administratively complete but recommended seven specific exemptions and modifications to the township's Subdivision and Land Development Ordinance (SALDO) to accommodate existing nonconformities and site conditions. Commissioners listed drafting corrections and required a Township SEO site inspection before signing any Non‑Building Declaration.
Tresco Paving Corporation's land‑development application for a garage at 165 Plant Road was denied as administratively incomplete because the application was submitted under the incorrect entity name (“Tresco Companies”) and lacked the owner's signature. Solicitor Ryan Thomas advised that Plant Road is currently titled to Damimo Storage; he recommended that a deed transferring Plant Road to Tresco Paving Corporation and a recorded easement be provided before any lot consolidation or extinguishment of rights can proceed.
Other items: the Crum‑Prascus lot‑line revision was accepted as complete and recommended for approval with detailed drafting conditions; the Dunlap & Dunlap plan and the Schlemmer land‑development (wedding venue) remain tabled pending revised plans and outstanding SALDO compliance. During public‑comment time, resident Justin Lilienthal raised septic‑permit and lot‑line questions. The commission also reviewed Component 4A of the Planning Module for the Daniels Concrete Batch Plant Project after DEP rejected the submission and voted to complete and sign the component while attaching a letter outlining inconsistencies and missing permits.
The commission set its next regular meeting for March 4, 2026, at 6:00 p.m., if an agenda is posted.
