The Covington Board of Adjustments on June 15 voted unanimously to approve a variance that allows a property at 506 West 29th Avenue to be subdivided into two smaller lots.
Staff described Case 2606-13 as a request to divide Lot 4 (Square 2903) into lots 4A and 4B, each about 60 feet wide by 69.82 feet deep. Mr. Rodriguez told the board the property is in an area where the city has sought to facilitate new housing in blighted blocks and that the lots would meet required width and generally exceed minimum square footage but are short on depth; the applicant therefore requested a 20-foot variance on lot depth.
"This area is intended for small lots," Mr. Rodriguez said, adding that the applicant would end up with two buildable lots that meet setback requirements. Commissioners noted the tradeoff: smaller backyards but two buildable parcels. A commissioner who has seen similar splits said the board has approved comparable divisions in the past.
Following brief discussion a motion to approve the variance was made and seconded. Roll-call votes were recorded with Miss Butler, Mr. Gilly, Miss Williams, Mr. Lucas and Mr. Jenkins voting yes; the board approved the subdivision variance.
The decision permits the applicant to pursue subsequent subdivision approvals and building permits subject to standard permitting and setback compliance. Staff emphasized that the lots would meet minimum width and exceed required square footage despite the requested depth relief.
