The Fallsburg Planning Board approved a two-lot subdivision and lot-line adjustment with conditions intended to resolve access and buildability issues identified in county and DOT reviews.
Planning staff explained that the proposal moves property lines to consolidate parcel area for a primary tract and creates a new easement to provide required access for rear properties; the Route 52 frontage driveway will be closed. The board recorded that one existing house sits on the proposed new lot line and must be demolished prior to final signature or recorded as an explicit condition preventing registration of the lot while a dwelling remains in the line. The board also required that any right-of-way or easement enabling access be recorded in deeds (either a deed or formal easement) before registration.
Board members discussed sight-distance concerns and confirmed the county and DOT would not allow new driveways onto the state route; the applicant agreed access would be via an existing easement. The board moved and seconded the subdivision approval with the stated conditions and reached consensus to forward a recommendation letter on related rezoning matters to the town board where relevant.
