The Fallsburg Planning Board on a voice vote approved a site-plan amendment that changes a previously permitted roller rink into an arcade and permits limited seasonal amusement uses, provided the applicant completes a series of cleanup and code-compliance items first.
Board members said the amendment keeps the existing building footprint and largely preserves the earlier approvals but noted a history of uncompleted conditions from prior permits. At the meeting, planning staff and board members listed outstanding items including removal of abandoned signage and plywood, demolition/removal of an on-site office trailer, repainting and repair of the upper building, cleaning the walkway adjacent to a small concrete planter, and removal or repair of abandoned inflatables left out over winter.
Applicant representatives said permits for structural and ADA work on the ‘Shaw building’ had been issued and that other permit applications were pending with the building office. The applicant offered to accept a set of stringent, time-limited conditions, including returning to the board by January 2027 to demonstrate compliance if the board desired a limited seasonal approval.
The board approved the use change with the condition that the chairman’s signature for the amendment be withheld pending verification that cleanup and other corrective items were completed. A request for updated photos and documentation of completed work was made so staff can verify conditions are met before final sign-off.
