The Vinalhaven Planning Board at its March 11, 2026 meeting approved a subdivision and two building permits and tabled three shoreland-related applications pending state or federal approvals.
The board voted 4–0 to approve Fishrock Properties LLC’s Old Salt Place subdivision (PB#26-04) after confirming the subdivision checklist items had been provided and signing three copies of the plans. Jeanne Bineau-Ames moved to approve and Steve Brock seconded the motion.
Also approved were two permits found to meet the Vinalhaven Land Use Ordinance requirements: an accessory structure (48 by 16 by 24 feet) at 137 Long Cove Rd (owner Evan Thompson; applicant Jeffrey Aronson), approved on a 4–0 vote; and a new single-family dwelling at 18 Jamestown Rd (owner/applicant Niall Conlan), approved on a 4–0 vote. Banner Moffat moved to approve the Jamestown Rd permit; Brendan Meagher seconded.
The board tabled three shoreland-related applications. It tabled Richard Carlsen’s proposed pier, ramp and float for 17 Creeds Cove Rd after noting that approvals from the Maine Department of Environmental Protection (DEP) and the U.S. Army Corps of Engineers were required and asking the applicant to contact those agencies; the motion to table passed 4–0. A change-of-use application for 431 Calderwood Neck Rd (Gregory Smith) to become a multi-site wilderness retreat was also tabled after the town received additional public comments and after DEP declined a driveway “Permit by Rule,” citing the lot as “wetlands of special significance.” Representatives for a residential pier at 3 Browns Cove Rd (applicants Alexandra Shor, Jeff Senders, Michael Farnham) said DEP approval had been obtained but that U.S. Army Corps approval was still pending; the board tabled that application 4–0 pending Corps review.
The board accepted minutes from the Jan. 14, 2026 meeting (no February meeting was held) by unanimous vote, set its next meetings for April 1 and April 8, 2026, and adjourned at 7:45 p.m.
