River Ridge CDD authorizes RG Architects for gatehouse redesign, delegates signature after review

The River Ridge Community Development District on Oct. 22 authorized Bowman to retain RG Architects, P.A. as a subconsultant to redesign two gatehouses in the community and approved allowing the chair to execute related documents after review by District Counsel and the District Manager.
Eric Long presented RG’s fee proposal for a redesign (a facelift rather than demolition) of the two gatehouses and discussed project considerations including zoning, elevation certificates and potential changes in flood zones. The board discussed design timing and financing: design and permitting are expected to take 12 to 18 months, and the CDD intends to book the $62,500 cost as an up-front deferred reimbursable expense to be invoiced when financing is issued and construction begins (planned in 2026).
District Engineer Charlie Krebs said he would check for original construction drawings and a new elevation certificate may be required. District Counsel Tony Pires clarified that, to the extent a subconsultant agreement requires CDD sign-off, the chair is authorized to sign after counsel and manager review. The motion to authorize Bowman to retain RG as a subconsultant under standard Bowman terms passed unanimously.
The board named Mr. Long to lead the project with Mr. Blumenthal serving as the board liaison for communications and monthly updates; renderings and 3D visual aids were cited as helpful tools for neighborhood outreach.
