Planning staff said a revised traffic study submitted by the applicant used data from other Seven Brew sites and that preliminary results showed the PM peak could perform worse than the AM peak. “The left turn out under the highway capacity manual still grades at an F,” a planning staff member said, and the township will require a multi‑channel analysis and further review by its engineers.
Council members and plan‑commission members expressed concern about queuing and left‑turn safety on Route 8, particularly during high‑school dismissal times and because the applicant’s target customers and employees include younger drivers. One council member noted the proposal’s peak service goal of about four minutes could still produce queuing; planning staff said they had asked the applicant for actual service‑time averages.
Because the township advertised the hearing, staff opened it and then moved to continue it to July 8 at the applicant's request; roll‑call votes to open and to continue were unanimous.
Next steps: planning staff will review the multi‑channel analysis when submitted, circulate engineers’ comments to council, and return the application for further consideration on July 8.
