Planning commission approves ProLogis site plan for 3000 Arnold Brown Industrial Drive

The Planning Commission voted 4-0 on March 30 to approve ProLogis’s industrial site plan for 3000 Arnold Brown Industrial Drive after a city staff presentation that said the proposal meets local zoning requirements.
City planner Mr. Bridge told the commission the proposal is in the IG general industrial district and “the site is over 145 acres” where the code requires only 5 acres. He said the proposed building height is about 33.6 feet, well under the 60-foot limit, and that circulation separates truck traffic from employee and visitor parking to reduce conflict points.
Bridge said the plan provides 331 parking spaces where 270 are required and includes loading areas sized to accommodate the applicant’s operations. He described landscaping that includes more than 150 trees and a lighting plan using full-cutoff fixtures; he also said an acoustical analysis shows modeled sound levels would remain below the city’s limits at property lines, including nighttime standards.
The commission’s review was framed as a site-plan compliance decision under the city zoning code; Bridge noted that more technical engineering elements — stormwater, utilities and grading — will continue under administrative review by the city engineer. After Bridge finished, commissioners indicated they had no further questions.
Ms. Harris moved to approve the industrial site plan “as recommended by city staff,” with Mr. Mello seconding. A roll-call vote recorded Leisure, Mello, Harris and Prophet voting yes; the motion carried 4-0.
Along with the approval, commissioners handled routine procedural business: they voted unanimously to amend and approve the March 16 meeting minutes (including a correction changing the word “Titan” to “Trenton”), excused an absent member and then adjourned. City staff said the engineering review and any permit-level approvals will proceed administratively.
The commission set its next meeting for April 13, 2026 at 7:00 p.m.
