The Minor Site Plan Subcommittee approved the minor subdivision application for 155 Everett Road (application 25 col 513) during its June 15 meeting. Applicant engineer Paul Anderson testified the parcel is in a conforming R‑4 zone, no variances are required, and the homes shown on the application plans would comply with minimum floor‑area and setback requirements.
Anderson explained the applicant plans to record the subdivision by deed rather than a county‑filed map, a permitted approach for minor subdivisions, and agreed to submit the deed drafts to the board attorney for review prior to recording. Subcommittee members and board professionals requested a revised plan that corrects block/lot references and supplies the departments with a signed plan so the zoning, construction and engineering departments can issue permits on accurate maps. Board professionals generally recommended the requested site‑plan waivers be granted as conditions of approval, and the applicant agreed to comply.
A recorded motion carried on a unanimous roll‑call vote. The subcommittee's approval requires the submission of the corrected subdivision plan and the deed documentation for the board attorney’s review before the deed is recorded.
