County recorder urges Kettering residents to enroll in deed-fraud alert program

Kate Baker of the Montgomery County Recorder’s Office told the Kettering City Council on Aug. 26 that Montgomery County has launched a deed-fraud alert notification program and urged residents and the city to enroll.
Baker said the program notifies property owners if someone attempts to transact on their property and that residents can sign up by mail, email, or (later this year) text. "If you fill it out, make sure the password's five digits," Baker said as she described the paper sign-up materials distributed in council packets.
Baker also reviewed additional services the office provides. She described low-cost transfer-on-death forms that allow property owners to avoid probate by recording a designation that transfers property directly to named beneficiaries, and she said the office offers free notary services for those forms and charges a recording fee of less than $50. She noted the office records veterans documents (DD-214) and can help family members identify veteran benefits and instrument numbers useful for burial or VA benefit purposes.
Baker encouraged the city to enroll property owned by the municipality in the fraud-alert program and to share the enrollment brochure through the city’s communications channels. She closed by giving the Recorder’s Office website as a contact point for residents and outreach events: mcrecorder.org.
