The Pownal Planning Board tabled the Woodman (Liberty) subdivision application on Oct. 15 to allow staff and the applicant to complete a wetlands delineation and confirm compliance with state standards.
Tim Giddinge told the board that Carey Land Surveyors’ plan included most requested items but noted the new lot will not have sufficient road frontage and that the driveway likely crosses a resource area. The proposed residual lot was described as about 5.58 acres and the new lot 3.66 acres; Tim said the house location itself likely will not change but the driveway alignment may need revision after resource delineation.
The board agreed to hold the application until the delineation is completed and any required state approvals or clarifications are provided. No objections were reported from neighbors at the site walk, a staff memo said, but the board asked that missing wetlands mapping be added to the plan before the application is accepted as complete and the review clock starts.
Next steps: the applicant will supply a wetlands delineation and staff will review relevant state rules; the board will consider the application again once the information is complete.
