Planning board reviews revised Liberty subdivision; asks applicant to notify neighbors

At its Sept. 17 meeting the Town of Pownal Planning Board heard a sketch-plan revision for the Stephanie Woodman (aka Liberty) subdivision.

Greg Carey of Carey Land Surveyors told the board the owners want to split a parcel again so a child can receive frontage; Carey said he had revised the plan after consultations with the CEO and would add notation and a waiver request if the board is willing to allow a private road to supply the necessary frontage.

Board members asked technical questions about right-of-way width (Brian Stornelli asked whether the private-road right-of-way should be 60 feet rather than 40), setback lines and whether the proposed road alignment shifts onto abutting property. CEO Tim Giddinge and Carey agreed to show a revised alignment and correct setback lines on the sketch plan.

Chairman Todd Mellin asked that neighbors be notified sooner rather than later; Carey said he would send registered letters and supply stamped envelopes for the town to distribute. The board suggested the applicant work with the CEO and return next month with updated plans; members were split on whether a site visit was needed, but most felt the plan looked straightforward and asked that the applicant provide the full application with names and addresses for abutters before any site visit.

What’s next: Carey said he will send registered neighbor notices and submit the revised sketch with corrected setback lines and application materials; the applicant is to return for further review at the next meeting.
