Commission recommends conditional approval for Crum–Prascus lot-line adjustment to formalize driveway access

The Planning Commission unanimously accepted and recommended approval with conditions for a Crum–Prascus lot-line revision intended to formalize a gravel driveway encroachment that currently serves Lot 22.

Surveyor Dennis Rosatti explained the plan to adjust the boundary between Lots 21 and 22 (tax map parcels 57‑23‑02‑0‑009 and 57‑23‑02‑0‑010). On a motion by Paul Holleran, seconded by John Wright, the commission recommended approval subject to multiple drafting and notation conditions: consolidate multiple statements of purpose into one, fully describe the side‑lot addition with metes and bounds and assign a lot number, join the side‑lot to Lot 22 with a land hook, show sanitary sewers and water mains on the plan, label Totteridge Drive as a private road, require separate owner certifications and notary blocks, correct a typographical error in a note, add a statement acknowledging the Totteridge Planned Community’s private setback rules, and include a revision number and date on the plan.

The commission noted that Lots 21 and 22 are legally nonconforming because they were laid out before the township’s SALDO; the plan should include a note memorializing that status. The commission's recommended conditions were recorded for the applicant to address before recording or further action.
