Planning Commission recommends seven SALDO modifications for Demary lot-line revision

Salem Township’s Planning Commission unanimously found the Jeffrey L. Demary lot-line revision application administratively complete and recommended seven targeted modifications to the township’s Subdivision and Land Development Ordinance (SALDO).
Surveyor David Lentz presented the plan and five exception requests related to minimum lot sizes, setback nonconformities, private right-of-way width, and drawing scale. On a motion by Paul Holleran, seconded by John Wright, the commission voted to forward a written request to the Board of Supervisors asking that the board grant exemptions including reduced minimum lot sizes for the affected parcels, relief from certain setback and isolation-distance requirements, approval of a 40-foot private right-of-way (waiving the 50-foot standard), and acceptance of the surveyor’s preferred drawing scale.
Chair Connie Mattei and Solicitor Ryan Thomas reviewed required plan revisions and administrative items to be added before final recording. The commission also listed several plan corrections and documentation items the applicant must provide, including instrument numbers on each lot, showing existing and proposed acreage on the plan, labeling the water line as “public,” noting whether a holding tank falls within any minimum setback lines, and providing course-and-distance information for the proposed right-of-way.
Because the Township SEO has not yet inspected the holding tank and the required non‑building waiver has not been signed, the commission did not complete or sign the Non‑Building Declaration for Parcel A; members agreed the declaration will be taken up once the SEO inspection and required owner waivers are provided.
The commission recorded its recommendations and set the Demary matter to return to the Planning Commission after the Board of Supervisors acts on the requested SALDO modifications and after the applicant submits the revised plan materials requested by staff.
