Commission approves Gym Extreme expansion with conditions on landscaping and lighting

The Canal Winchester Planning and Zoning Commission approved a conditional-use permit and a Final Development Plan to allow a 6,960-square-foot addition to Gym Extreme at 6810 Thrush Drive.
Staff told the Commission the expansion meets parking and setback standards, that the existing gym use had not caused prior traffic or service issues, and that Madison Township Fire had no concerns. The applicant said the project will add internal square footage to the open gym, upgrade lighting to a modern black LED style, plant trees and add a mound to buffer adjacent condominiums. Staff recommended approval of the conditional use and approval of the final plan with conditions addressing plant sizes and site details.
The Commission approved CU-25-003 by motion (Steve Palsgrove) and FDP-25-005 by motion (Rick Deeds) with four conditions: parking-lot shrubs planted at a minimum 24-inch height, replacement of existing parking-light poles to match the proposed fixtures and submission of a new photometric plan, mounding the foundation of the addition to match existing grades, and adding screening at the end of the cul-de-sac to shield nearby apartments. Both motions carried 5–0.
