The Canal Winchester Planning and Zoning Commission voted Jan. 12 to grant a variance allowing a detached accessory structure to exceed the 15-foot height limit in the Old Town District.
Property owner/applicant Kevin Ilich sought approval for a 24-by-28-foot, 1.5-story garage with a height of 21 feet 9 inches. Staff and the Landmarks Commission concluded the carriage-style design is consistent with historic accessory building heights in the district and recommended approval. The applicant confirmed the primary house will remain single-family and that the garage’s second story is intended for storage, not an apartment.
Commissioner Deborah McDonnell and others discussed future conversion potential and code standards; staff noted the current zoning does not permit accessory dwelling units but that a pending zoning-code update will examine density and related rules.
On a motion by Eileen Goodin, seconded by Steve Palsgrove, the Commission approved Variance Application #VA-25-019 as presented; the motion carried 5–0.
