Centerton approves multiple plats and rezonings as growth concerns surface

The Centerton City Council on April 14 adopted several land-use items that advance new residential development and commercial zoning while tabling a municipal waste contract pending further negotiation.
Council approved ordinance 2026-07 accepting the final plat for Huber Place Phase Two, a 49-lot subdivision with an identified drainage tract and bonds for curb & gutter ($79,178), water & sewer ($289,308) and streets & drainage ($295,468.11). The Planning Commission had recommended approval.
Council also approved ordinance 2026-08 to accept Magnolia Landing Phase Three (77 lots plus tracts G and H) and explicitly added language clarifying that plat approval does not constitute acceptance of public improvements; the motion included staff language that required separate inspection and acceptance of improvements. The ordinance recorded bonds including water and sewer ($509,124.25), streets and drainage ($757,535.55) and a performance bond ($101,371.48). Councilmember Dorothy Reed abstained on the vote, citing a relationship with Huber Mitchell.
A series of rezonings carried on consent: ordinance 2026-09 rezoned a Keller Road parcel from neighborhood commercial (C3) to medium-high density single-family residential (R3SF); ordinance 2026-10 rezoned a Jesse W. King Living Trust parcel from agriculture A1 to residential estate RE after planning review; ordinance 2026-11 rezoned RMC 102 West Centerton LLC from agriculture A1 to highway commercial C2; and ordinance 2026-12 accepted a three-foot drainage easement dedication from D.R. Horton for the Westwind subdivision.
Council discussed but tabled ordinance 2026-06, the proposed five-year Waste Management contract, citing outstanding legal review and a desire to address remaining contract details. Staff said the current contract remains in force through May 31 while negotiations continue.
Councilors asked procedural and planning questions about plat clarity, document legibility in staff Dropbox files and future road widths tied to proposed developments. Staff agreed to work on clearer plan PDFs for council review. The decisions advance several development projects while staff continues contract negotiations on waste services.
