Deckout Builders gets ZPA recommendation for outdoor retail and zoning approval for larger wall signs at Three Oaks Road

The Village of Cary Zoning, Planning and Appeals board on June 11 voted to recommend conditional-use approval for outdoor retail sales at the Deckout Builders location (Tridex LLC) at 3300 Three Oaks Road and separately approved a zoning-level variance to allow two additional wall signs.
Planning staff explained the proposal would convert a former Spirit Water retail space into an outdoor-living retail showroom that uses the front patio for removable displays (pergolas, outdoor kitchens, fireplaces) so customers can see complete installations. Staff said the main wall sign would be up to 72 square feet and the two additional tag-line signs would be 14 square feet each, producing up to about 100 square feet of total signage on the south facade under the requested variance.
A Deckout Builders representative described the displays as removable and said the business had mailed required notices and received no neighbor objections. "We want to show the full experience," the representative said, explaining the outdoor displays let homeowners try furniture and see finished installations.
Board members discussed that a sign variance runs with the property, limiting future tenant signage to the permitted maximum and that placing a maximum square-footage condition helps regulate future uses. The ZPA voted unanimously to recommend the conditional use to the Village Board and to approve the sign variance at the zoning level; the conditional-use approval will be considered at the Village Board meeting on July 7, officials said.
The ZPA's actions allow Deckout Builders to pursue permits consistent with the approved variances and the Village Board will review the conditional-use recommendation at its next meeting.
