Commission approves large rear-yard variance for Shaker Boulevard sunroom

The Planning and Zoning Commission unanimously approved a request to reduce the rear-yard setback from 40 feet to 9 feet for a sunroom addition at 24430 Shaker Boulevard on April 30.
William Leonetti, representing Sugar and Valley Cornerstone and the homeowners Jim and Catherine Holloway, said the proposed 14-by-15-foot sunroom would replace an existing concrete patio. “They have also contacted their nearby neighbors and had approval and letters saying that they do not mind what their project is going to look like,” Leonetti said.
Planning staff (Mr. Smarrigan) explained the lot’s severe rear-line angle creates limited usable area on the western portion of the lot, producing practical difficulty that supports a 31-foot variance recommendation. Engineering, police, fire and building departments raised no objections. Commissioners discussed average encroachment depth (staff noted 5 feet on the east, 31 feet on the west), grading and potential water-shedding; staff said those items will be addressed at permit and footing review.
Mr. Carr moved to approve the variance with the findings and stipulations in the staff report; the motion was seconded and carried on a unanimous roll call. Homeowners and their representative thanked the commission after the vote.
