Commission approves lot consolidation for future U5 development on South Green Road

The Planning and Zoning Commission approved a lot consolidation April 30 for two parcels at 2509 and 2515 South Green Road to create a single U5 district lot.
Architect Ben Grinblatt told the commission he represents the client and said the consolidation follows an earlier rezoning to U5 and is a precursor to future building permit applications. “We had previously submitted for a rezoning from the U1 Residential District to the U5 District, which was approved last May,” Grinblatt said.
City engineering staff (Mr. Cooney) reviewed the plat, confirmed it meets city and county standards and recommended approval; he noted the consolidation must be recorded only when the site functions as one building, per county recording rules. The police and fire departments had no comments.
Planning staff (Mr. Smarrigan) said consolidation was a rezoning stipulation and recommended approval of the consolidation plat; the commission voted to approve the plat as submitted. The motion was introduced by Mr. Carr and seconded by Miss Jacobs and carried unanimously.
