Developers say Hotel Penton restoration has 100% construction drawings; county review, bidding next

Developers told the Edenton Town Council that the Hotel Penton restoration project has reached a key milestone: 100% construction drawings have been submitted for county review and the team is preparing bid packages for contractors.
"Two weeks ago we turned in 100% construction drawings to Choan County inspections," Dawson said, reporting that the submission covers electrical, mechanical, plumbing, HVAC, life-safety systems and interior restorations. He described the work as detailed and multi-disciplinary, noting hundreds or thousands of hours of planning and coordination with architects, engineers and specialty contractors.
Dawson outlined plans to restore the building’s historic exterior features and signage, rehabilitate the balcony and windows and subdivide two ground-floor storefronts for a tavern and an art gallery. He said the lower floors will open as a hotel operated by Pure Play Hotel and the top floors are being configured for optional short-term rental use, with the overall intent of a 59-key hotel once fully transitioned.
Contract review and permitting with county reviewers could take several months, Dawson said, while his management team begins soliciting bids from electricians, plumbers and HVAC firms to finalize the construction budget. Council members thanked the team for the update and said staff would follow up as the permit review advances.
What’s next: The project moves into contractor bidding and county permit review; councilors and staff will continue to monitor the timeline and return with any required approvals or follow-up items.
