River Ridge CDD approves redesign of two gatehouses and master signage program

The River Ridge Community Development District voted Oct. 22 to move forward with a redesign of two gatehouses and a master signage program across Pelican Sound.
Eric Long, PSGRC general manager, presented a fee proposal from RG Architects, P.A. for redesign work on two gatehouses and related monument replacements. The board authorized Bowman Consulting Group to retain RG as a subconsultant under Bowman's standard terms and approved Bowman's separate proposal for landscape architecture services for a Pelican Sound master signage program.
Board members discussed project scope and timing: the gatehouses will receive a facelift rather than be demolished, permitting and design are expected to take 12 to 18 months, and construction is planned to begin in 2026 once financing is available. The board agreed to book the initial design cost of $62,500 as an up-front deferred reimbursable cost to be invoiced to the CDD when financing is issued. Mr. Krebs said a new elevation certificate may be required; Mr. Long asked staff to provide original drawings if available.
Mr. Blumenthal was designated liaison to the Board for communication and monthly updates, and Mr. Long will lead project coordination with neighborhoods. Board counsel and the district manager will review subconsultant agreements before the Chair executes documents on the district's behalf.
The motion to authorize Bowman to retain RG Architects and to approve the Bowman signage proposal passed unanimously.
