The Zoning Board approved variances July 25 allowing a self‑storage complex proposed by N&N Union, LLC and CPK Union, LLC on a wooded parcel behind retail facing Route 300 (near Cosimo’s). The applicants sought relief from the code’s preferred building orientation and cladding rules for garage‑style units, a reduced rear setback (30 feet proposed vs. 40 feet required) adjacent to a Lowe’s parking area and a storage‑use height variance (40 feet proposed vs. 15 feet allowed for classic non‑climate storage under the ordinance).
Applicant representative Kelly Libolt told the board the site is roughly 11 acres, mostly wooded and set well back from Orr/Route 300. The team argued terrain and grade differences (roughly 9 feet) and the character of the Lowe’s rear lot justified the reduced setback. They also presented building elevations that use masonry‑like facades and parapets to reduce the visual impact of taller storage volumes.
After questioning about buffers and building presentation, the board voted to approve the requested variances. The board noted the development would be largely hidden behind existing retail and that the applicants will need standard site plan, stormwater and building permitting from town staff and the Planning Board before construction.
