A proposal to add a roughly 3,000-square-foot composite-wood deck and pavilion for an Italian restaurant at 9099 Bank St. won unanimous approval from the Village of Valley View Planning Board on June 17.
Mayor Matthew March opened the discussion as architect Norm Casini walked the board through drawings and a site plan that locate the deck on the west side of the property. Casini said the deck would be used ‘‘mostly for outdoor dining, including the area under the pavilion,’’ and that the owners planned landscaping and fortification of an existing retaining wall.
The board questioned how staff and patrons would access the deck. Mayor March said he ‘‘didn’t want [customers] walking through the parking lot,’’ and Casini pointed out a sidewalk shown on the drawings and bollards intended to increase safety. Owner Carl Cocita said the venue would focus on evening service and that ‘‘they want one from Italy for authenticity reasons’’ when discussing their prospective chef. Cocita also said the business expects to use valet parking as needed and holds a Sunday liquor permit contingent on food sales meeting 50% of receipts.
The board approved three formal variances and the overall site plan. A motion to grant a 48-foot front-setback variance (Ordinance Section 1054.03(a)) passed on a roll-call vote: Aye — Mike Bertovich, Joseph White, Matthew March. The board likewise approved a parking variance (described in the record as a 66-space variance) and then voted to grant overall approval of the deck and seating area.
Board members praised the project’s design. Member Mike Bertovich told the owner he had visited the space and called it ‘‘beautiful’’ and ‘‘high quality.’’ The approvals allow the applicants to proceed with state-level building submissions and final construction permits.
The most immediate next steps are completing the state review for the submitted commercial drawings and finalizing the hiring of kitchen staff and other contractor work before opening to the public.
