Ceresco board approves first reading to allow steel-framed accessory buildings with engineer certification

Trustees approved the first reading of Ordinance 2025-3 to amend accessory building rules to permit steel-framed accessory buildings in residential districts if an engineer certifies wind and snow loads and exterior materials match the home; corrugated steel remains disallowed.
On June 17 the Village Board approved on first reading Ordinance 2025-3, a zoning text amendment to Section 4.13 that allows steel-framed detached garages and accessory buildings in residential districts when certain conditions are met.
Jody Anderson reviewed the Planning Commission's recommendation to permit steel framing provided an engineer's seal certifies the structure meets wind and snow load requirements and the exterior finish matches materials customary to residential construction. Trustees discussed metal siding and agreed corrugated steel would not be permitted for accessory buildings. The ordinance language specifies height limits (not to exceed 20 feet and not higher than the primary residence), allowable lot coverage percentages, overhang requirements, pole footing depths for post-frame buildings, and that non-glass exterior materials be non-reflective.
Board members voted to approve the ordinance on its first reading and agreed to publish it as required; the second reading will appear on a future agenda. Anderson will provide examples of fees other towns charge for similar permits at the board's request.
