Applicants granted variance for 6‑foot privacy fence at 200 Yellowstone

Andrea Lamberto, an applicant for 200 Yellowstone, told the Plymouth Township Zoning Hearing Board on June 15 that she and Mario Lamberto want to install a 6‑foot privacy fence in their front-yard setback to provide a secure play area for their daughter. "We are requesting to put a 6‑foot privacy fence on in the front yard setback," Andrea Lamberto said during her presentation.

The couple explained the property is a corner lot and described the planned layout — roughly three feet from the sidewalk, about seven feet from the right-of-way and approximately 11 feet from Queens Road — and submitted renderings to show sightlines at the nearby stop sign. They told the board they had spoken with adjacent neighbors, who did not object.

Joan Martin, who identified herself as a Plymouth Meeting township resident, spoke in support, saying removing dead trees to install a safe play area for the Lambertos’ child was reasonable given recent variances granted to new developments. "If these individuals want to take a couple trees that are no longer living down on their own personal property ... that's their prerogative," Martin said.

Board members discussed sight-distance concerns and then approved the variance on the condition that the township engineer confirm site-distance is adequate for public safety. The motion to grant the variance included the engineer’s sign-off; the board took the vote and signified approval at the hearing.

The board’s written decision will reflect the condition that the township engineer review and approve site-distance before the fence work proceeds.
