Council hears rezoning request for two Missouri Street parcels, tables decision for more information

Council members heard the first reading of an ordinance to rezone two parcels on North Missouri Street from Mixed Residential Medium to Connecting Corridor zoning.
Planner Chad B told the council the rezoning aligns the parcels with adjacent properties and the Grow West Memphis 2040 plan; he said there is no current application for a specific project and the property owner is Mr. Mike Rushing. Several council members said they were concerned about traffic, compatibility, and the lack of a liaison report or planning commission minutes in the council packet. Some members suggested requiring a special-use permit so the city would have additional oversight of any future development on the parcels.
After questions about process, the council voted to table the item indefinitely so staff can obtain more information, including utility reviews and planning commission documentation, before bringing the matter back for further consideration.
Mayor McClendon and staff reiterated that rezoning under the city’s procedures requires additional development review and any future specific project will be subject to that review and to appeals processes available to residents.
Because this matter will return to the council after staff follow-up, no final rezoning decision was made at the meeting.
