Council gives first reading to boutique-lodge plan for 320 West Main Street, schedules site visit

On first reading April 14 the Aspen City Council approved Ordinance 9, Series of 2026, to begin the process of establishing a boutique lodge at 320 West Main Street. Staff said the proposal would change the existing commercial use to a boutique lodge with a requested reduction from the minimum 10 lodging rooms to six rooms in order to preserve historically significant interior features.
Jillian White, the city's historic preservation officer, and Sophie Varga, zoning administrator, told council the Historic Preservation Commission had approved a certificate of appropriateness and recommended certain conditions to preserve interior historic resources. Staff said the application requires additional reviews — conditional use review, growth management quota system review, transportation and parking management review — and recommended council set a June 9 date for the public hearing and second reading.
Several council members asked staff to provide more detailed responses to neighbors'concerns about parking, alley access and whether the project's management plan would adequately address short-term-rental-like impacts. The applicant's representative and owner indicated a willingness to provide a management plan and invited a site visit prior to second reading; council agreed to coordinate a site visit.
The motion to approve first reading carried on a roll-call vote with all present voting yes. Staff and applicant will return with detailed responses at second reading.
