Fryeburg planning board approves Oxen Pull subdivision, cannabis shop and firearms store with conditions

Oxen Pull Road: The board reviewed the subdivision under Section 16 (Performance Standards) and Section 21 (Subdivision Controls). Price moved to approve the application on condition that the project proceed as submitted and that the Fire Chief’s required turnaround specifications be met; Jacob Stenger seconded the motion, which passed unanimously.
Above All Greenery: Price reviewed the application with attention to Section 16 and Section 17 standards for medical-use cannabis. The board approved the application with conditions that the business comply with town and state cannabis rules, install exterior lighting that points downward and away from residences, and determine whether State Fire Marshal approval is required. Amy Tchao, an attorney for the Town of Fryeburg, asked for clarification on site review and sanitary standards; CEO Caleb Bowles noted there are four similar stores currently operating in town. The motion was seconded by Patrick Emery and passed unanimously.
Coco’s Guns & Ammo: The board reviewed the gun store application under Section 16 performance standards and approved it with conditions that the applicant obtain required state and federal firearm licenses and determine whether State Fire Marshal Office approval is required. Stephen Chase seconded Price’s motion; it passed unanimously.
Votes at a glance: The board approved the Feb. 24 minutes earlier in the meeting (motion by Stephen Chase; seconded by Jacob Stenger). The three land-use/subdivision approvals were each moved by Chair Ed Price, and seconded respectively by Jacob Stenger (Oxen Pull), Patrick Emery (Above All Greenery) and Stephen Chase (Coco’s); each motion passed unanimously.
What happens next: Each approval is conditioned on the items the board specified (fire turnaround for the subdivision; licensing, lighting and any required fire-marshal approvals for the businesses). Applicants are responsible for securing required state or federal licenses and for following any further town permitting steps.
