Planning staff lists a run of near-term housing proposals, including Waldo Cap and a 200-unit sketch plan

Planning staff closed the July 23 workshop by summarizing several large development proposals expected before the Belfast Planning Board in the coming weeks.
The planning codes director said the August 13 meeting will likely include final-plan review for the Waldo Cap project (about 60 units) and noted a sketch plan had been submitted for a much larger residential proposal: "We have a sketch plan submitted for 200 units, 50 quads, accessed by Priscilla Lane and Elementary Ave," the director said. Staff described that 200-unit concept as likely to rely on private septic systems and said details will be fleshed out in future reviews.
Other projects on staff's list: a 12-dwelling-unit proposal at 243 High Street, a possible eight-unit plan on Swan Lake Avenue, a roughly 50-unit concept off Congress Street, and a 30-unit PCHC campus subdivision. Staff emphasized that these numbers are preliminary and "rough numbers" that will be refined in application materials.
The board was told the planning office is busy with building-permit activity — including a 4,800-square-foot addition at the Front Street Shipyard and a large renovation of a 4-unit multifamily — and that sewer work, bank and CMP permits are underway. Staff reiterated the next meetings are scheduled for August 13 and 27 and cautioned that project lists and details will change as applications advance.
