Planning and Inspections staff presented the application, noting the structure is divided into two portions — roughly 254 square feet (Special Exception K, in existence 15 years or more) and 504 square feet (Special Exception B, two or more non-conforming lots) — and showed aerial imagery and site plans. Staff reported that notices were mailed and two inquiries were received but no formal support or opposition. Staff recommended approval, citing similar encroachments on the same block and compliance with the special-exception criteria.
Henry Ordonius, the owner’s general contractor, confirmed agreement with the staff recommendation. Board members asked about utilities and site layout; the applicant said water and electrical services are located in the front yard and that the property owner will comply with required permits and inspections.
Board member Christine moved to approve the staff recommendation; the motion passed by voice vote and the case was approved.
