Applicant proposes raising house and nitrogen-reducing septic to move development away from Bass River

Rauli Sardi of Cape Annas Engineering presented a raise-and-replace project for a property on Bass River that would remove portions of the existing house and pavement within the 50-foot buffer and inner riverfront, relocate the house further from mean high water (from about 8 feet to roughly 50 feet), and install a nitrogen-reducing septic system in place of a Title 5 system.
Sardi said the plan results in an approximate reduction of 1,700 square feet in the 50-foot coastal buffer and an approximate reduction of 1,991 square feet in the inner riverfront, while increasing development in the 50–100-foot band and providing roughly 2,500 square feet of native plant restoration in the area vacated by the removal. Commissioners complimented the net reductions and the septic upgrade but asked for a detailed landscape plan and more precise planting details. The commission continued the hearing to June 5 to allow submission of revised plans and to avoid delaying the overall project schedule; staff was asked to prepare a draft order in the interim.
