Saranac Lake development board approves site plan for Panorama Drive home

The Village of Saranac Lake Development Board on June 9 unanimously approved a site plan for a 1.5‑story single‑family residence at Lot 18 Panorama Drive (Tax Map Parcel #32.29‑1‑31.200).

Maeghan Farnham, Development Board member and acting chair, moved to open a public hearing on the application; the board then heard a neighborhood question and closed the hearing the same evening. After motions and roll‑call votes, the board issued a negative declaration under SEQR and found the project in conformance with LWRP policy standards before voting to approve the site plan.

The applicant said the proposal is "for a 1.5‑story single‑family home" and provided an updated survey of the property. Martin Rowley, a nearby neighbor who attended the hearing to learn more about the project, said he had no objection. Glynn, Community Development Director, explained that because the parcel lies in a zoning district that requires site‑plan review for lot‑size approval, Development Board approval is a required step.

Board members noted that the proposed house will be located outside the 15% slope area and that sediment and erosion control measures have been incorporated into the project plans. Keith Murphy said he had no concerns. Zach Peltier, Code Enforcement Officer, told the board he had no specific issues with the proposal.

Votes were recorded on each formal action. The roll call on the SEQR negative declaration, the LWRP conformance finding and the site‑plan approval was Farnham: yes; Kt Stiles (Vice Chair): yes; Keith Murphy: yes. Each motion carried unanimously.

No old or new business items were listed for further discussion, and Farnham moved to adjourn. The meeting was officially adjourned at 5:21 p.m.
