The Planning Board on March 9 did not act on a requested sewer-waiver or grant preliminary approval for a proposed five-lot subdivision at 25 Ross Road and instead tabled the matter pending more definitive information.
Applicant Michael Thomas told the board that extending public sewer to serve three net new homes would cost in excess of $600,000 and that he had sent letters and made outreach to Huntington Commons and Longfellow Drive property owners seeking permission or discussion about possible tie-ins but had received no definitive written responses. Thomas also supplied preliminary traffic and drainage information and said wells and septic locations would meet required 100-foot separations.
Attorneys for a neighboring Lot 5 expressed concern that the proposed driveway alignment and easement modifications could interfere with that lot’s access; the board asked the applicant to produce concrete, written responses from affected sewer/system owners and to refine plans showing easement changes or temporary access arrangements. Members said a waiver must be supported by documented infeasibility and that the applicant bears the burden of proof. The board recommended the applicant pursue direct phone contact and additional outreach and tabled the application to a future meeting to allow the applicant time to compile the requested documentation and updated plans.
