The Eastham Select Board voted June 15 to accept the transfer of an all‑alcohol license for the hotel at 3800 State Highway (Four Points by Sheraton) to XAT Corp.
An attorney for the prospective owners told the board the transfer is a change in ownership only, that there are no layout changes to the hotel or restaurant, and that the two principals — named in the presentation as Aneri (Aner) Patel and Yash Patel — will oversee operations with Yash serving as the license manager required by the Alcoholic Beverages Control Commission. "This is essentially the transfer of the all alcohol license ... there are no changes to the layout of the business," the attorney said.
Board members asked whether the license covered the restaurant only or the whole hotel; the attorney confirmed the license encompasses the entire establishment, including banquet areas. After brief public comment and no questions from residents, a board member moved to close the public hearing and then moved to accept the transfer. The board voted to approve the motions.
The board did not record amendments or operational conditions at the meeting. The attorney said the new owners are experienced in hospitality and that staff would be AlcoholTIP‑certified.
The action is administrative: the Select Board closed the hearing and approved the ownership transfer. Any further changes to premises, hours or operational conditions would require separate review or filing with the ABCC.
