County updates short-term rental rules to limit neighborhood impacts while supporting tourism

Monterey County officials said the Department of Housing and Community Development updated the county’s vacation- and short-term rental rules to better address neighborhood impacts while preserving tourism benefits.
Director Craig Spencer said the county’s existing rules were out of date as short-term rentals grew in popularity. He credited staff, including Melanie Brady, with community outreach to balance neighborhood concerns and the county’s second-largest industry—tourism. "How can we minimize their impact on those neighborhoods and the people that live within them while still providing the opportunity for people to come and stay and visit our beautiful area, support our tourism industry," Spencer said.
Spencer said the county is now approving vacation rentals under the updated regulations and continues to make adjustments where needed. The briefing did not provide ordinance text or specific operating limits (for example, caps on nights or registration fees); officials said the regulations are being implemented and that staff will continue to listen to community input.
