At its Feb. 6 meeting the Town of Newburgh Planning Board reviewed a series of shorter agenda items and took procedural steps to keep several projects moving through the land-use process.
MKJ Park (Route 32/300): Lanc & Tully updated the Board on a traffic study and the stormwater pollution prevention plan; County 239 review was pending. Traffic consultants noted one intersection approach with high delay and recommended further signal-timing analysis.
5148 Route 9W: Architect David Niemotko described a revised parking strategy that uses an adjacent parcel to accommodate up to 16 parking spaces to address DOT concerns about frontage parking. Counsel and consultants recommended a bulk-table analysis and either lot consolidation or a formal long-term parking easement; the Board asked the applicant to provide definitive variance requests for referral to the Zoning Board of Appeals.
Geraci Subdivision (Frozen Ridge Road): Messina Associates presented a four-lot subdivision; staff flagged required EAF materials, septic and well locations on new lots, and two existing setback variances on the owner-occupied residence.
Anchorage-on-Hudson Lot 2: Day & Stokosa requested an amended subdivision to relocate a driveway from Mariners Court to River Road to reduce steep grades; the Board set a public hearing for March 6 and asked for County Health approval of the new septic design.
Healey Kia: The Board agreed to forward the amended clearing and grading/site-plan materials to Orange County Planning and asked the applicant to update tree-preservation documentation and outstanding 2020 conditions.
609 International Boulevard: Arden Consulting and the applicant presented an initial site plan for a 5,000 sq ft van/box-truck repair shop (five bays) near the Amazon facility. Staff highlighted missing bulk-table numbers, wetland validation, DOT access approvals, ARB review and potential fire-suppression requirements; the Board requested adjoiners' notices and lead-agency review once details were complete.
Extensions and Board business: The Board granted six-month extensions (to Aug. 7, 2025) for Gardner Ridge and WellNow to finalize bonding, legal documents and DOT permitting for sidewalks. Planning Board counsel was authorized to send comments to the Town Board on proposed increases and procedural changes to penalties for zoning, stormwater and clearing/grading violations.
What happens next: Applicants are to supply the missing technical materials (bulk tables, EAFs, septic/well locations, DOT responses and revised landscaping) and coordinate with Town consultants and outside agencies for regulatory reviews and any required variances or public hearings.
