Council approves Mason's Corner final plat after neighbor-developer agreement

The Ward City Council approved the final plat for Mason's Corner after planning commission reported the developer and nearby property owners had resolved concerns.
Tristan Phelps, who identified himself as working for Richard Engineering and representing the owner, told the council that the owner agreed to sell three empty lots to one neighboring property owner at a discounted rate so the area would remain unchanged for now. "...he agreed to sell the three lots to the neighbor ... our developer is not going to build any houses on it," Phelps said, describing the arrangement reached after neighbor outreach and a special planning meeting.
Planning staff confirmed the lots meet city requirements despite their depth-to-width proportions and that because no infrastructure work was required the plat could be made final. Council moved, seconded and approved the final plat by voice vote.
What happens next: With the final plat approved, the subdivision may be recorded consistent with city procedures; future development would be subject to the UDO and any infrastructure permitting requirements.
