The Simsbury Zoning Commission granted a special exception allowing the installation of three 100-gallon propane tanks at 60 Riverside Road after hearing that the home’s current heating equipment sits in a basement that floods regularly.
Shannon read the application notice for ZC26-12, which noted the entire parcel lies in the floodway and therefore requires a special exception. The application cited Sections 6.3 and 12 of the Simsbury zoning regulations.
The homeowner told the commission the existing oil-fired boiler and tank in the basement have reached the end of their useful life and that moving to externally sited propane tanks mounted on a strapped concrete platform and installed to building-code and flood-zone requirements is safer. "That's not good 'cause we're in the flood plain and we get flooded kind of regularly," the homeowner said, describing the plan to place three tanks on a raised platform and strap them down so they cannot move in high water.
Commissioners found the stated special-exception criteria had been met and approved the application subject to conditions requiring conformance to the plan set titled Proposed Propane Tanks (Deno Land Surveying and Consulting LLC, March 11, 2026) and requiring the special-exception certificate to be filed with the town clerk before issuance of a building permit. The motion was seconded and carried on a 6-0 vote.
The commission recorded the approval on the record and closed the public hearing for ZC26-12; no other public speakers offered opposition during the hearing.
Next steps for this application are filing the special-exception certificate, application for a building permit and permit-level plan review by town staff.
