Warren board authorizes negotiation of up to $858,163 GMP amendment for Archery Building project

The Warren Local Board of Education authorized the Superintendent and Treasurer, working with legal counsel, to negotiate and execute Guaranteed Maximum Price (GMP) Amendment No. 1 with Wolf Creek Contracting Company, LLC for the Archery Building Project in an amount not to exceed $858,163.63. The Board also granted authority to the Superintendent and Treasurer to approve change orders for the project up to a total of 10% of the Proposal Sum; any change order exceeding that threshold must come back to the Board for approval. The motion passed unanimously (RES. NO. 17-26).
During discussion, board member Mr. Pettey asked about operating expenses for the new building and said he did not want to increase operating costs given the District’s forecast. Superintendent Mr. Newton responded that moving groups out of less efficient spaces would make operating costs “near a net zero cost.”
The authorization follows the Board’s prior approval of a Design-Build Agreement with Wolf Creek and the submission of the contractor’s proposal for the GMP amendment. The addition of the 10% change-order authority is intended to streamline administration for routine adjustments while retaining Board oversight for larger changes.
Next steps: the administration is authorized to negotiate and, if terms align with the not-to-exceed amount, execute GMP Amendment No. 1 and manage change orders within the delegated limit; any change orders above the 10% aggregate threshold will be returned to the Board for consideration.
