ZBA approves variances to allow four‑lot subdivision on Frozen Ridge Road

The Zoning Board approved area variances requested by the Elaine Geraci Living Trust to permit a four‑lot subdivision at 272 Frozen Ridge Road. Carmen Messina, the owner’s surveyor and engineer, told the Board the parcel totals about 14.3 acres and that a barn previously shown on submitted maps has since been removed leaving a foundation on one lot.
Chairman Darrin Scalzo and Board counsel David Donovan said the matter concerned preexisting nonconforming conditions on lot 1 and that Planning Board access questions were outside the ZBA’s scope. The Board considered the five area‑variance balancing factors and found no adverse environmental or neighborhood impacts warranting denial.
After a motion from Donna Rein, seconded by Darrell Bell, the Board voted unanimously to approve the variances. The Board said it will ensure the final decision recites corrected dimensions that Messina flagged during the hearing.
The approvals allow the applicant to proceed with filings and any required Planning Board steps for the subdivision and associated site improvements.
