Director's report: Woodside shows ADU permit uptick; single-family permits remain low

During the June 15 meeting the ASBRB received the planning director's monthly report on housing permits and development activity. Staff reported that, in the current housing element cycle, town records show 87 accessory dwelling units (ADUs) and 36 single-family dwelling permits issued to date.
For the month of May staff said there were no single-family dwelling permits and two ADU permits; staff also reported 15 ADUs so far in the calendar year. The director noted the town has been updating municipal code provisions to increase ADU flexibility and that the Planning Commission recommended approval of an ordinance to update ADU standards; staff said the ordinance will be brought to the council at an upcoming meeting.
Board members asked whether the rise in ADUs comes at the expense of new single-family construction. Staff answered that many single-family permits replace existing homes and that greater state and local flexibility for ADUs is driving the uptick; staff also described a separate subdivision currently processing that could yield multiple single-family and a potential multi-family site in the future.
