Brian Ray of Bucktail LLC told the board the proposal subdivides a 28‑acre parcel into six lots ranging roughly 4.1 to 5.7 acres with 220–280 ft of road frontage; no new road infrastructure is proposed and each lot has preliminary soil testing shown on the plan. Protective covenants recorded with deeds would ban single‑wide mobile homes and prohibit accumulation of junk or debris, the developer said.
Board members reviewed the plan, asked a few clarifying questions about soil test depths and signatures for record copies, and moved to accept the plan as presented. The clerk will circulate signed pages to the registry and the assessor.
