The Venango County Regional Planning Commission on May 26 conditionally approved a proposal by AutoZone to build a retail automotive parts store at 6945 US Route 322 in Cranberry Township (parcel 08-14-41L). Staff recommended conditional approval while the developer completes required environmental and transportation permitting.
The proposal includes 26 parking spaces, two of which would be ADA accessible. Lighting plans presented to the board call for downward-directed exterior fixtures that turn on at dusk and dim after business hours; no floodlights were proposed. Staff reported that the site is not in a designated floodplain but that a wetland has been identified and delineated on site, and the developer will seek permitting from the Pennsylvania Department of Environmental Protection. A traffic study is under review by the Pennsylvania Department of Transportation as part of a highway occupancy permit application.
Vice-Chair II John McClelland made the motion to grant conditional approval, and Vice-Chair I Tracy Jamieson seconded; the minutes state the motion carried with all members voting in favor. The board’s action was conditional on the developer obtaining the necessary DEP and PennDOT approvals and any conditions noted by staff.
The minutes do not record a detailed roll-call vote or additional conditions beyond the permitting steps; the next procedural steps are for the applicant to pursue DEP and PennDOT approvals before construction moves forward.
