The Cabot Planning Commission voted to approve seven separate rezoning requests for Holland Bottom Farms, a parent tract of just over 200 acres along Highway 321. Applicant Jacob White of Joe Wayne Associates presented a concept that places commercial zoning along the highway (C3, C2, C1) and steps back to medium- and high-density residential (R4M, R4H, R2S) farther from the frontage.
Staff described the configuration as consistent with the parcel’s highway frontage and marketability, explaining that smaller commercial front parcels could be sold separately. Commissioners discussed parcel sizes and uses; no public opposition spoke on these items during the hearing. Each of the seven rezoning areas was voted on separately by roll call and each motion passed.
Approvals were recorded for the individual areas; future site plans, plats and development proposals for each rezoned parcel will return to staff and the commission under the usual review processes.
