Planning commission approves Autumn Ridge Dental site plan with added parking and masonry wall requirement

The South Jordan Planning Commission voted Feb. 24 to approve the Autumn Ridge Dental office site plan for property at 9828 South Temple Drive.
Staff planner Miguel Aguilera told commissioners the proposal is for a single-story dental building on the southeast corner of the lot and that the site plan generally follows the previously approved development agreement. "There will be 33 parking stalls on-site, which is 6 more than they're required," Aguilera said, noting landscaping and parking revisions were made to meet city code.
Architect Russ Naylor, representing Nichols Naylor Architects, described a two-year development process and said the project team tried to negotiate landscaping with the gas company along the north property line but was unsuccessful. "The new gas company is not good to work with, and not willing to cooperate," Naylor said, explaining the development agreement requires a masonry wall in place of landscaping across the northern boundary.
The commission asked staff about driveway configuration and on-street overflow parking. Staff confirmed the site entrance provides full two-way access and said the roadway shoulders near Shields Lane are not wide enough for allowed street parking and that parking in designated bike lanes would be prohibited under state law.
Chair closed the public comment after noting the commission received one emailed concern from a resident about parking; no one spoke from the floor.
Commissioner Harding moved to approve file PLSPR202500195; the motion passed on a roll-call vote with five votes in favor. Staff said the approval completes the commission’s review and the applicant’s next steps are permit applications and construction scheduling.
The applicant and staff will proceed with required city permits and final engineering prior to construction.
