The South Jordan Planning Commission on March 10 unanimously approved Daybreak Village 12B Plat 4, a preliminary subdivision at the western edge of Daybreak that will create 50 residential lots (48 townhomes and two twin homes), two park lots and associated streets and right-of-way.
Staff presented the plat and reported gross density of about 13.4 units per acre and net density of 21.6 units per acre, both within the village designation’s 25 units-per-acre maximum. "It meets all the standards and requirements of the development agreement and our municipal code," the staff presenter said and recommended approval.
Applicant representative Wagner Swadis, speaking for Larry H. Miller Real Estate, said the subdivision is positioned to anticipate Bacchus Highway and noted plans for additional nearby plats. Swadis said parking is a concern and described a proposed garage concept that would include roughly "700 to 800 stalls," and indicated the project envisions public parking to support nearby event facilities.
Commissioners asked whether city services (trash, utilities and fire protection) are adequate for development at the western limit of Daybreak. City staff said they had no current concerns, that Fire Station 64 is planned near the area and that the city has purchased additional equipment to support new annexed land. Staff said they were not aware of vegetation restrictions tied to fire hazard for this subdivision.
The commission voted unanimously, by roll call, to approve the preliminary subdivision on a motion citing the staff report and the evening’s discussion. The approval was recorded with the required unanimous votes because only three commissioners were present.
Next steps: The applicant will proceed with permit-level submittals consistent with the approved preliminary plat. Staff will continue to coordinate infrastructure and service planning for the area as buildout proceeds.
