Fort Thomas seeks tougher exterior-material rules for Alexander Pike projects

During the June 17 hearing, staff proposed amending design standards for the Alexander Pike mixed‑use area and neighborhood commercial/office districts to prohibit plain concrete block and instead permit architectural split‑face concrete masonry units (CMUs) and other higher-quality masonry. Mark Stewart noted the Design Review Board will retain authority to approve exceptions for alternatives that meet design intent and appearance standards.
Commissioners raised edge cases—stained or colored block that visually resembles decorative units and the acceptability of metal panels or other newer materials. Staff said the Design Review Board review is the appropriate venue to evaluate product quality and appearance, and that the board can grant waivers when a material meets design objectives.
The proposed change is aimed at improving facade durability and neighborhood appearance in key commercial corridors while preserving a review path for products with an acceptable visual presence.
